NOTICE IS HEREBY GIVEN that the undersigned Trustee will on the 15th day of July, 2016, at thehour of 1:30 P.M. outside the front door of the law offices of Nelson & Carver, P.S., 420 North Meridian, Suite B, in the City of Puyallup, State of Washington, sell at public auction to the highest and best bidder, payable at time of sale, the following described real property, situated in the County of PIERCE, State of Washington, to-wit: PARCEL A: LOT 34, HIGH CEDARS SPYGLASS DIVISION, ACCORDING TO PLAT THEROF RECORDED FEBRUARY 05, 1992 UNDER RECORDING NO. 9202050574, RECORDS OF PIERCE COUNTY AUDITOR. Tax Parcel Number: 602066-0340 which is subject to that certain Deed of Trust dated the 20th day of August, 2013, recorded on the 29th day of August, 2013, under Auditor's File No. 201308290588, records of Pierce County, Washington, from Jeffrey W. Rich and Gloriane Rich, husband and wife, as Grantor, to Nelson & Carver, P.S., a Washington Legal Service Corporation, as Trustee, to secure an obligation in favor of Kerry Norr and Wendy M. Norr, husband and wife, as Beneficiary. II. No action commenced by the Beneficiary of the Deed of trust or the Beneficiary's successor is now pending to seek satisfaction of the obligation in any Court by reason of the Grantor's default on the obligation secured by the Deed of Trust. III. The defaults for which this foreclosure is made are as follows: unpaid principal from October 25, 2014 through April 11, 2016 are principal in the amount of $2,792.86 and default interest payments at $22,129.79; late charge payment of $48.00 unpaid real property taxes paid by beneficiary in the amount of $4,303.54 for a total of $29,274.18 plus a per diem rate of interest of $179.58. IV. The sum owing on the obligation secured by Deed of Trust is: Principal Balance $364,153.79, together with interest as provided in the note or other instrument secured from the 20th day of July 2013 and such other costs and fees as are due under the Note or other instrument secured, and as are provided by statute. V. The above described real property will be sold to satisfy the expense of sale and the obligation secured by the Deed of Trust as provided by statute. The sale will be made without warranty, express or implied regarding title, possession, or encumbrances on the 15th day of July, 2016. VII. The Trustee whose name and address are set forth below will provide in writing to anyone requesting it, a statement of all costs and fees due at any time prior to the sale. VIII. The effect of the sale will be to deprive the Grantor and all those who hold by, through or under the Grantor of all their interest in the above described property. IX. Anyone having any objection to the sale on any grounds whatsoever will be afforded an opportunity to be heard as to those objections if they bring a lawsuit to restrain the sale pursuant to RCW 61.24.130. Failure to bring such a lawsuit may result in a waiver of any proper grounds for invalidating the Trustee's Sale. X.
