NOTICE IS HEREBY GIVEN that the undersigned Trustee will on the 24th day of October, 2014, at the hour of 10 o'clock a.m., at the 2nd floor entry plaza of the Superior Courthouse, 930 Tacoma Avenue South, Tacoma, WA 98402, sell at public auction to the highest and best bidder, payable at the time of sale, the following described real property, situated in the County of Pierce, State of Washington, to-wit: See attached Exhibit A, Commonly known in public records as 28222 Hinkleman Road, Buckley, WA 98321 APN 5665000222 (the "Property"), which is subject to that certain Deed of Trust dated on or about March 26, 2009, recorded in Pierce County under Pierce County Recording No. 200903310752 ("Deed of Trust"), from JBS Investment Group, LLC, as Grantor, to Chicago Title Insurance Company, as Trustee, to secure an obligation in favor of Umpqua Bank, successor in interest to Rainier Pacific Bank, as Beneficiary. WKG, Inc. is the successor Trustee to the Deed of Trust. II. No action commenced by the Beneficiary of the Deed of Trust is now pending to seek satisfaction of the obligation in any Court by reason of the Borrower's or Grantor's default on the obligation secured by the Deed of Trust. III. Umpqua Bank has declared a default on the obligations secured by the Deed of Trust, which obligations have been reduced to Judgment entered in Pierce County Superior Court, Cause No. 12-2-10626-1 ("Judgment", a copy of which is attached hereto as Exhibit B). V. The Property will be sold to satisfy the expense of sale and the obligation secured by the Deed of Trust as provided by statute.
