Re: ISA LLC NOTICE OF TRUSTEE'S SALE I. NOTICE IS HEREBY GIVEN that the undersigned Trustee will on the 27th day of March, 2015, at the hour of 10:00 a.m. at the front steps of the Pierce County Courthouse, located at County City Building, 930 Tacoma Ave S. Tacoma, WA 98402, sell at public auction to the highest and best bidder, payable at the time of sale, the following described real property (the "Property"): See Exhibit "A" attached hereto and incorporated as if fully set forth herein for the complete legal description of the Property; more commonly known as 928 Pacific Avenue, Tacoma, Washington 98402, which is subject to that certain Deed of Trust (the "Trust Deed"), executed by ISA, LLC as Grantor (the "Borrower" or the "Grantor"), to Transnation Title Insurance Company. as trustee, and Innovative Bank, as beneficiary, dated September 7, 2007, recorded on October 2, 2007, as Instrument No. 200710021238, in the County Recorder's office in Pierce County, Washington. The current beneficiary under the Trust Deed is BBCN Bank, Successor by Merger Center Bank and Nara Bank (the "Beneficiary"). The Beneficiary holds all right, title, and interest in the Trust Deed. VPN Trustee Services (Washington), Inc. has been appointed as successor trustee (the "Trustee"). II. No action commenced by the Beneficiary is now pending to seek satisfaction of the obligation in any Court by reason of the Grantor's default on the obligation secured by the Trust Deed. III. The default(s) for which this foreclosure is made is/are as follows: a. Failure to timely pay real property taxes. Failure to pay when due the following amounts which are now in arrears: a. Principal and interest installments: $82,209.00, b. Late charges: $4,888.72, c. Delinquent real property taxes paid by the Beneficiary: $42,531.11, Total: $129,628.83. IV. The sum owing on the obligation secured by the Trust Deed is: Principal of $527,109.71, together with interest as provided in the note or other instrument secured from January 26, 2013, and such other costs and fees as are due under the note or other instrument secured, and as are provided by statute. V. The Property will be sold to satisfy the expense of sale and the obligation secured by the Trust Deed as provided by statute. The sale will be made without warranty, express or implied, regarding title, possession, or encumbrances on the 27th day of March, 2015. The default(s) referred to in Paragraph III must be cured by the 16th day of March, 2015 (11 days before the sale date), to cause a discontinuance of the sale. The sale will be discontinued and terminated if at any time on or before the 16th day of March, 2015 (11 days before the sale date), the default(s) as set forth in Paragraph III, is/are cured and the Trustee's fees and costs are paid, together with any later accruing late charges, advances, costs and fees thereafter due. The sale may be terminated any time after the 16th day of March, 2015 (11 days before the sale date), and before the sale by the Grantor, any Guarantor, or the holder of any recorded junior lien or encumbrance paying the entire principal and interest secured by the Trust Deed, plus costs, fees, and advances, if any, made pursuant to the terms of the obligation and/or Trust Deed. The effect of the sale will be to deprive the Grantor and all those who hold by, through or under the Grantor, of all of their interest in the Property. IX.
